Finding accommodation as a student is not always easy. Between administrative procedures, budget, and the length of your studies, it is essential to choose a rental that suits your situation. Furnished leases are now one of the most common types of rental agreements used by students, as they offer both comfort and flexibility. But what does a furnished lease actually mean and how does it work?
The main types of student housing assistance
A furnished lease is a rental agreement signed between a landlord and a tenant for furnished accommodation. Unlike an unfurnished rental, the accommodation is equipped with all the essential furniture needed to live there immediately: bed, table, chairs, storage space, hotplates, refrigerator, crockery, etc.
For students, this type of furnished rental generally concerns their main residence, whether it is a studio, an apartment, or accommodation located in a private student residence.
How long is a furnished student lease ?
A student lease is a specific type of residential lease. It is signed for a period of nine months, corresponding to the academic year, and is not automatically renewed. This allows the landlord to easily recover the property at the end of the year, and the student to avoid paying rent during the summer if they leave the property.
It is also possible to sign a standard one-year furnished lease or a mobility lease, which is ideal for students on internships, work-study programs, or exchange programs. A mobility lease is a short-term contract, ranging from 1 to 10 months, with no security deposit.
What are the obligations of the landlord and tenant ?
In a furnished rental, the landlord must provide decent accommodation that complies with current legal standards. They must also provide a contract template that complies with the law and attach an inventory of the furniture to the contract.
For their part, tenants must pay the rent each month, comply with the lease, maintain the accommodation, and take out home insurance. A security deposit (often equivalent to two months’ rent excluding charges) may be required, except in the case of a mobility lease.
Notice period and termination of the lease agreement
One of the major advantages of furnished leases for students is the flexibility of the notice period. Tenants can leave the property with one month’s notice, regardless of their situation. This makes it easier to move house or leave early.
Landlords, on the other hand, must comply with strict rules when terminating a lease, in particular by respecting the term of the signed agreement.
Difference between unfurnished rentals and seasonal rentals
Unfurnished rentals involve longer, less flexible contracts that are not well suited to student life. Conversely, seasonal rentals are for very short periods and cannot be used as a primary residence.
Furnished leases therefore remain the most suitable rental solution for students.
